cgt_mls_consentEssential. Remembers your categories and notice version for six months.
cgtMlsVisitorOptional analytics browser storage. Creates a pseudonymous identifier so campaign views and clicks can be measured without storing an IP address. It is created only after analytics consent and remains until browser storage is cleared.
wordpress_*Essential when an authorised WordPress user signs in. Session or WordPress sign-in period.

Third-party services
Property maps may request map tiles from OpenStreetMap infrastructure. Links to external services open their own websites, where their privacy and cookie terms apply. Optional analytics, advertising or embedded-media scripts connected through WordPress are held by this consent system until the relevant permission is present.
Changing your mindUse the Cookie settings button available on every page. Rejecting optional cookies is as easy as accepting them. Withdrawing permission reloads the page so optional scripts are no longer supplied.
Browser controls can also delete or block cookies. Blocking essential cookies may prevent secure portals, saved choices and account journeys from working.
Ask about homes, moving journeys and property legislation. Nick uses published listings and reviewed CGT articles, with links to the sources.
Microphone off
Voice options & privacy
Browser speech may send microphone audio, including nearby speech before you say Nick, to your browser’s speech provider (such as Microsoft, Google or Apple). This is separate from OpenAI. It pauses while this tab is hidden and resumes when you return to this same page; mute stops it. Avoid private conversations while it is on.
Say “Hey Nick” and pause, or include Nick in your question. You can also tap Ask by voice now. On-device mode may download an English speech pack. The selected mode is shown beside the Nick voice toggle. Browser mode is the default when enabled by the site; there is no silent fallback. Voice pauses when this tab is hidden and resumes when you return to this same page. Turn on Nick voice on each new page.
Voice availability depends on the browser, device and microphone permissions. Typed questions and spoken playback remain available.
Choose the optional technologies you are comfortable with. Essential cookies cannot be switched off because they provide requested security and account functions.
